BUILDER RESPONSE

OUR POSITION: Despite repeated requests, New Choice Homes has still not identified precisely what was removed. Section 18(1)(e) of the Building Services (Registration) Act 2011 (WA) requires registered building contractors to have arrangements ensuring building work is managed and supervised in a proficient manner. The inconsistent explanations and continued absence of specific information raise questions about the effectiveness of supervision arrangements on our build.

Ceiling fan supports

BUILDER RESPONSE: Initially advised that struts were removed because fans were no longer being installed. Subsequently advised that battens had not been removed. Now states that unspecified components were removed due to incorrect documentation, have since been reinstated, and did not require engineering approval.

Porch beam connection

On 7 October 2026 Builder provided a photo which apparently shows rectification of the porch beam connection. We are unable to independently confirm.

OUR POSITION: Our building inspector has confirmed resolution based on evidence provided by builder.

Additional pitching plates

BUILDER RESPONSE: Initial: No action needed. After our repeated follow-up: Engineering report obtained. Rectification evidence provided 4 November 2026.

Roof Anticon Foil Gaps

Builder claimed rectification on 30 September 2026 and invited us to view. We viewed on 4 October 2026 and identified visible gaps. Builder subsequently advised Supervisor 'has been unable to see the concern on site.' On 27 October 2026 Builder provided a photo which apparently shows rectification of the gaps. We are unable to independently confirm as ceilings have been installed.
