WHAT STANDARDS CAN A HOMEOWNER REASONABLY EXPECT FROM A PROFESSIONAL BUILDER?

Building a home is a technical process. Homeowners cannot reasonably be expected to understand every engineering detail, construction method or compliance requirement.

That is one reason people engage a professional builder.

So what should a homeowner reasonably expect in return?

At a minimum:

• Construction that complies with the plans, engineering requirements and applicable standards.

• Effective quality assurance processes that identify problems before they become the homeowner’s responsibility to discover.

• When an independent inspector raises a concern, a clear and timely technical response.

• Where engineering input is required, access to sufficient engineering capacity to resolve the issue within a reasonable timeframe.

• Accurate information about whether an issue has been rectified and, where appropriate, evidence demonstrating that rectification.

• Transparency when something goes wrong.

No construction project will be completely free of issues.

The real test of a professional builder is therefore not simply whether defects or questions arise.

It is how effectively the builder identifies them, takes ownership of them, communicates about them and resolves them.

For homeowners, professionalism should mean more than a polished sales process.

It should remain visible throughout construction — in quality assurance, engineering capacity, transparency and the way problems are resolved.
